Effective October 1, 2014 many towns in Massachusetts are becoming ineligible for USDA financing. There has been some confusion among real estate agents and borrowers over the newly added USDA ineligible towns. Hopefully this post will clear things up a bit.
The first group of towns below are eligible for USDA financing and second group is not eligible for financing with the USDA loan product as of October 1st.

Ashburnham, Barre, Berlin, Blackstone, Boylston, Brookfield, Devens, Douglas, East Brookfield, Hardwick, Harvard, Hopedale, Hubbardston, Lancaster, Mendon, Millville, New Braintree, North Brookfield, Northborough, Oakham, Paxton, Petersham, Phillipston, Princeton, Royalston, Rutland, Southborough, Sterling, Sturbridge, Sutton, Templeton, Warren, West Boylston, West Brookfield, Westminster, Winchendon.
USDA Ineligible Towns in Worcester County 2014
Athol, Auburn, Charlton, Clinton, Dudley, Fitchburg, Gardner, Grafton, Holden, Millbury, Milford, Northbridge, Oxford, Hopedale, Leominster, Leicester, Lunenburg, Shrewsbury, Southbridge, Spencer, Upton, Uxbridge, Webster, Westborough, Worcester.
